Welcome to Broker Page (“Platform”).
Broker Page is a Delhi-based directory of professional real estate brokers, designed to present verified broker identities in a structured and neutral manner. The Platform enables brokers to be discovered through organic search and direct lookup, allowing users to understand a broker’s background, working base, and professional presence before engaging with them.
These Terms & Conditions (“Terms”) govern your access to and use of https://Broker Page and related services.
By accessing or using the Platform, you agree to these Terms. If you do not agree, please do not use the Platform.
1. Definitions
- “Broker Page” / “Platform” / “We” / “Us”
A curated online directory of professionally operating real estate brokers.
- “Broker”
A real estate professional who applies for registration on Broker Page.
- “User”
Any person visiting or using the Platform, including individuals and entities seeking information or services from real estate brokers, such as builders, house owners, flat owners, and prospective buyers, sellers, or tenants
- “Services”
The professional services provided by Broker Page, including broker registration, profile structuring and hosting, directory-based discovery, and multi-stage verification processes involving internal research, office-location validation, and independent review checks conducted by separate internal teams, as determined appropriate by Broker Page.
- “Verification”
Verification is a trust signal only, and not a certification or guarantee, based on an internal review process used to assess the authenticity of broker-provided information.
2. Nature of the Platform
- Broker Page is not a brokerage firm.
- Broker Page does not buy, sell, lease, negotiate, or close real estate transactions.
- Broker Page does not provide leads, listings, or deal guarantees.
- The Platform functions only as an identity and credibility directory for brokers.
- Any interaction, communication, or transaction between users and brokers happens outside the Platform and at their own discretion. Broker Page does not act as an agent, representative, intermediary, partner, or affiliate of any broker listed on the Platform. Listing on the Platform does not create any agency, partnership, employment, or joint venture relationship between Broker Page and any broker.
3. Eligibility & Registration
- Registration on Broker Page is open only to professionally operating, full-time real estate brokers or agents who are actively engaged in real estate work.
- Applicants must be 18 years of age or older and legally capable of entering into contracts.
- Brokers are required to submit accurate, current, and verifiable information, which may include:
- Full name
- Firm / company details
- Office address
- Residence colony
- Education and professional background
- RERA registration number (if any)
- Copies of supporting documents for verification purposes, such as identity proof, education proof, and firm or company-related documents
- Registration does not guarantee profile publication or verification.
- Broker Page reserves the sole and absolute right to:
- Approve or reject any registration
- Withhold, suspend, or deactivate profile URLs
- Remove profiles that do not meet platform or professional standards
- Freelancers, part-time operators, unverifiable individuals, or persons not engaged in professional real estate practice may be declined, at the sole discretion of Broker Page.
4. Fees & Payments
- 4.1 Registration Fee
- The annual registration fee is ₹1,000 (INR).
- The fee covers registration review and platform access for one year.
- Fees are subject to change for future registrations.
- 4.2 Payment Terms
- Payments are processed via a secure third-party payment gateway.
- Broker Page does not store card details, UPI PINs, or banking credentials.
- A digital receipt is generated upon successful payment.
- 4.3 Non-Refundable Policy
- All registration fees are non-refundable.
- Payment does not guarantee verification, approval, visibility, leads, or business outcomes.
- Rejection or non-publication of a profile does not entitle the user to a refund.
5. Broker Verification
- Verification is conducted through internal checks and discretion.
- Verification may apply to specific profile fields only.
- A verified status does not imply endorsement, recommendation, or guarantee by Broker Page.
- Broker Page may modify, revoke, or remove verification indicators at any time.
- Providing false, misleading, or outdated information may result in:
- Removal of verification
- Profile suspension or deletion
- No refund of fees paid
6. User Conduct
- Users agree to:
- Use the Platform only for lawful and ethical purposes
- Avoid misrepresentation, fraud, or impersonation
- Not misuse broker information or contact details
- Not attempt unauthorized access to the Platform
- Violation may result in suspension, removal, or legal action.
7. Profile Content, Review & Publication Control
- Upon successful registration payment, brokers are enabled to submit their information, documents, photographs, and other supporting proofs for the purpose of review and verification.
- Submission of information does not imply automatic publication of a broker profile on the Platform.
- Broker Page retains full and final authority to:
- Review, edit, refine, restructure, or summarise broker-submitted content
- Decide whether a profile is published, partially published, withheld, or rejected
- Determine the final wording, format, presentation, and visibility of any broker profile
- Brokers may submit details in their own words; however, Broker Page reserves the exclusive right to fine-tune, standardise, and publish content in a manner consistent with platform standards, neutrality, and credibility requirements.
- Brokers cannot demand, insist upon, or force the inclusion of specific language, claims, formats, achievements, comparisons, or personal preferences in their published profile.
- Any communication regarding profile concerns, corrections, or dissatisfaction must be made only via official Broker Page WhatsApp communication.
- In case a broker is dissatisfied with the published profile or the review outcome, the broker’s sole remedies are:
- Requesting clarification from the Broker Page team, or
- Requesting deactivation or deletion of their account
- Under no circumstances shall a broker have the right to:
- Override editorial or verification decisions of Broker Page
- Publish or alter profile content independently
- Claim entitlement to publication, verification, prominence, or representation
- Registration fees remain non-refundable, irrespective of publication status or content decisions.
8. Limitation of Liability
- Broker Page is not responsible for:
- Broker conduct, claims, or representations
- Property information shared by brokers
- Financial or legal outcomes of broker-user interactions
- Broker Page does not verify property ownership, title validity, regulatory approvals, or the legal status of any real estate transaction conducted by brokers.
- Users engage with brokers at their own risk.
- Broker Page shall not be liable for indirect, incidental, or consequential damages.
- Broker Page may circulate builder inventories, owner listings, or property-related information received from third parties. Broker Page does not independently verify the accuracy, availability, pricing, completeness, or current status of such inventories or listings and shall not be held responsible for any discrepancies, changes, or errors therein.
- Information shared by Broker Page through its website, WhatsApp communication, Instagram (including private accounts), or other digital channels is provided for informational purposes only. Broker Page does not assume responsibility for errors, omissions, outdated content, or reliance placed on such information. Users and brokers must independently verify all information before acting upon it.
- Brokers agree to indemnify, defend, and hold harmless Broker Page, its founders, employees, and representatives from and against any claims, disputes, liabilities, damages, losses, or legal expenses arising out of or related to their professional conduct, representations, transactions, or dealings with users.
9. Data Protection & Privacy
- Personal data is handled in accordance with our Privacy Policy.
- By using the Platform, you consent to data processing for platform operations and verification.
10. Service Modifications & Termination
- Broker Page may:
- Edit or moderate profile content
- Suspend or deactivate accounts
- Modify or discontinue any service without prior notice
11. Governing Law & Jurisdiction
- These Terms are governed by Indian law.
- Courts in Delhi shall have exclusive jurisdiction.
12. Updates to Terms
- Broker Page may update these Terms from time to time.
- Continued use of the Platform constitutes acceptance of revised Terms.
13. Intellectual Property
- All content, structure, formatting, platform design, logo, branding elements, and proprietary materials displayed on Broker Page are the exclusive property of Broker Page.
- Brokers and users may not reproduce, copy, distribute, modify, or misrepresent any part of the Platform without prior written consent.
- Unauthorized use of Broker Page branding, name, or representation may result in legal action.
